Finance
We will take the time to understand your aims. We will discuss your overall long term property investment plan as we want to partner with you to help you achieve your aims. Our Mortgage Broker will then determine your borrowing capacity and suitable avenues to finance the purchase of your investment property. We can also assess your borrowing capacity if you choose to purchase via a Company, Trust or SMSF.
Search
The residential property markets are extensive and we will search and identify high yielding properties within your budget. We also provide an investment analysis that will indicate your income from the property as well as possible capital gains.
Expression of Interest
Once a suitable property has been identified we will ask you to submit an expression of interest (EOI) to reserve the property and prevent anyone else from buying it whilst you are completing your due diligence.
Contracts
Contracts for the property will be sent to your solicitor or we can recommend a solicitor to review and they will arrange for you to sign only after receiving their advice.
Settlement
We will maintain regular contact with you throughout the process right up to settlement and beyond. We will ensure that you have appropriate landlord's insurance and building insurance in place. We will assist you in obtaining a building inspection report prior to settlement and can also help you obtain a depreciation schedule from a quantity surveyor to ensure you are able to claim the maximum amount of legal tax deductions for your new property.
Post Settlement
After settlement we will be available to assist and resolve any issues if they arise. We will ensure that your managing agency agreement is in place and that your agent has sourced suitable tenants. We will also stay in contact with you to help guide you with your future property investment strategies.
